From our early years we are taught that the correct path
in life is to go to school, get good grades, and get a
“secure” j.o.b (Just Over Broke) with benefits. Sound
familiar?

And let’s face it folks, you won’t ever get rich working
for someone else! With “Job Security” a thing of the past,
thousands of people are looking for alternative ways to
make money.

Real estate investment continues to be one of the largest
wealth creation tools in America. It remains one of the
fastest and proven ways to amass a fortune, and more
importantly, once you understand the basics, almost anyone
can do it.

Incredible profits can and are being made by purchasing
run down homes and improving their value with a quick
makeover. The strategy is quite simple: Buy a run down
home below market value (wholesale), fix it up, and sell it
for full retail price.

Newcomers to this field are advised to devote considerable
time to research and study. Before you test the waters,
there are four factors that you should consider:

1. You must know something about remodelling and get an
idea of how much it will cost to get the house back into
shape. Consider what you will be able to do yourself and
what it will cost if you have to have it done.

2. The location and design of the home are two of the most
important factors to consider. Study the neighborhood,
shopping and transportation facilities.

3. You make your profit when you buy. Therefore, you must
learn how to calculate your ideal purchase price.

4. You should always finance the project in the most
inexpensive way and use very little if any of your own
money.

Why is it a smarter way to invest? Traditional buy and
hold is too slow for my liking. Buying a home and relying
on the market to go up is one of the riskiest ways of
investing that I know of. I call it the buy and hope
strategy!

I prefer a method that will give me my profits up front,
and any increase in value from market forces should be seen
as a bonus.

Still not convinced? Well, here are another four powerful
reasons why:

1. Fast track your capital growth: The biggest advantage
of the buy, fix-up and hold strategy is that you can make
instant capital gains of 10 to 30 per cent over and above
any gains made from market forces.

2. Make $100,000 plus per annum: If your objective is to
buy, fix-up and sell, then a six-figure income is not out
of the question. The equation is quite simple really: Five
properties flipped at a $20,000 profit each equals $100,000!

3. Sack your boss: Depending on your financial
circumstances, you may be in a position to generate enough
income and stop working full time.

4. Get a life: You have probably heard the saying that the
day you find a job that you love doing, is the day you stop
work. If, like me, you enjoy rolling up your sleeves and
getting your hands dirty, then this may be the greatest
career move that you make.

As you can see, fixing up old homes does have its
advantages over traditional strategies. Sure it may take
more work, and things don’t always go to plan. But as
anyone who is wealthy will tell you, their level of success
has a direct relationship with the effort they put in.

Malignant mesothelioma is usually a fatal disease. Often by the time it is diagnosed, the cancer has spread extensively, even though the patient may not have had any earlier symptoms. Malignant mesothelioma affects about 2,000 people each year in the US. It is a fast-spreading cancer, but there are several treatment methods.

Research is being undertaken to alleviate the pain and other symptoms, to improve the quality of life for sufferers, and to find cures for this devastating disease. Life expectancy rates for sufferers normally range from approximately nine months to a year after diagnosis. This can be improved to two, or in rare cases five years with extensive and aggressive treatment, if the cancer is detected early.

Malignant mesothelioma is usually caused by exposure to asbestos, a carcinogenic material used in construction. A few cases are due to exposure to a mineral silicate called zeolite, or to thorotrast, which was used in the pre-1960s as a radiation contrast dye to enable blood vessels show up on X-rays.

The three main types of malignant mesothelioma are epithelial, sarcomatoid and mixed. The most common type is epithelial mesothelioma. Once malignant mesothelioma has been diagnosed, the next step is to determine what stage the disease has progressed to. This helps to fix how extensively the tumor has spread. There are four levels of the staging. Stage I responds best to treatment, as in this stage the tumor is limited to the pleural lining of the chest.

CT scans and MRIs are used to determine the extent of the spread of the tumorous cells, and what treatment is best suited to the case. The disease usually affects the mesothelium, a membrane that covers and protects most of the internal organs of the body. Most cases of mesothelioma affect the pleura that lines the chest cavity and the lungs. Mesothelioma can also affect the peritoneum, which covers the abdominal cavity. In rare cases, it can affect the pericardium, which covers the heart.

Once you’ve written a web page, you can upload it to an HTML
validator. This site, run by the web’s standards body, will
check that your site is valid (’correct’) HTML, and give you
some idea of how to fix it if it isn’t. This is an essential
step in the development of any website - as vital as running
your text through the spell checker - but whenever I recommend
it there’s always someone who wonders why it’s so important.
Well, here’s why.

You Know Your Code is Correct

If your code validates, then it’s correct, and therefore very
likely to work as intended on every web browser out there. If
you don’t validate your pages, then you might find that people
who visit your site with less forgiving browsers see nothing at
all. Correct code is more likely to display correctly on many
different browsers, because it puts them into their ’standards’
mode. If code is even slightly incorrect, many browsers will use
a different way of displaying it, known as quirks mode, which is
designed to handle old and bad HTML, takes a long time and may
make your page end up with errors you didn’t expect.

Without web standards, you end up going back to the bad old days
of having to develop entirely separate web pages for different
browsers. Validating by the standards ensures that all working
browsers can view your content - if they can’t, the fault’s with
them, not with you.

Search Engines Like Valid Pages

When it comes time for a search engine to add your page to its
results, it’s going to have a much easier time understanding the
page if it’s been validated. This will often get you a higher
ranking in the results, which means free visitors for you. If
your page isn’t valid, search engines will often miss keywords
in your pages or not understand your navigation, and may list
nonsensical parts of your code under your site’s name in the
search results - not exactly helpful to potential visitors who
want to know what your site is about.

Mobile Devices

More and more people are accessing the web using mobile devices
like mobile phones and PDAs, and these devices have a lot of
trouble with code that isn’t valid. Because they have limited
processing power, it would take them a very long time to try to
untangle invalid code - they will simply strip out the
formatting and do the best they can with it. Writing valid HTML
lets users with mobile devices see your pages as you intended.

Disabled People

When you write valid code, it becomes much easier to view with
things that aren’t web browsers, such as screen readers.
Technology for disabled people doesn’t tend to be as forgiving
as web browsers, so having valid code is important when it comes
to working with these programs.

Future-Proofing

Before your code will validate, you need to explicitly say which
version of HTML you had in mind when you created it. This
future-proofs your code, as each version of the standard doesn’t
change once it’s been decided on: a valid XHMTL 1.1 page will
always be a valid XHTML 1.1 page, even if everyone else has
moved on to XHTML 5. Once you’ve validated your site once, you
can put it on the web and be confident that people are going to
be able to read it for a long time to come.

Finding Errors

If there’s a mistake in your website’s code, validation gives
you an easy way to track it down and fix it. Before validation,
people had to test their site after each change and look
carefully to make sure that nothing had gone wrong. Writing
valid code lets you use programs that will examine what you’ve
written and point at the exact place where the code doesn’t
validate.

are online, but there are a few that you can download and use on
your own computer.

Hiking the Pacific Crest Trail is a must for serious hikers on
the west coast and through much of the world. While it can be
great, you need to keep an eye out for potential critter
problems.

Pacific Crest Trail

The Pacific Crest Trail stretches from the Mexican border to
Canada. It contains some of the most beautiful scenery you will
see anywhere. The trail is set up in such a way that as much as
80 percent of it can be done with day hikes, which makes it a
very attractive option for long weekends.

Since the Pacific Crest Trail is so easy to day hike, many
hikers fail to take into account the animals that cross the
trail on a daily basis. Of course, this can lead to small
inconveniences or horrendous disasters you read about in the
newspaper. Here’s a list of critters you should keep in mind.

1. Mosquitoes - Where there is water, there seems to be
mosquitoes. The sections of the trail in Southern California
aren’t too bad, but northern areas can be horrendous. As spring
comes on, the snow in the mountains starts to melt and you get
standing water. During these periods, there can be absolute
clouds of mosquitoes in some areas. The area around Klamath
should be avoided at all costs in June. Just don’t go.

2. Snakes - Most snakes are not confrontational. On the southern
sections of the Pacific Crest Trail, you are definitely going to
see rattlesnakes. When you do, just calmly walk away from them.

3. Mountain Lions - Mountain lions can be a bit troubling. They
are much bigger than you think, weighing as much as a couple
hundred pounds. They are also known to track humans on the
trail, but attacks are extremely rare. If you do happen upon
one, do not run away or start screaming. Mountain lions are
predators, so don’t act like prey. Just stand there or calmly
back away. Try to grab a stick or even a can of mace if you have
one.

4. Bears - Black bears can be found in mountain areas, but are
fairly harmless. Unlike what you see in movies, these bears tend
to eat plants and you don’t look appetizing. If you see cubs,
absolutely leave the area as calmly, but quickly as possible.
Mother bears are very aggressive if they think cubs are in
trouble. You don’t want to face off with an angry bear.

5. Humans - As with all aspects of society, there are scumbags
on trails. If you objectively feel you can handle yourself,
don’t worry about it. If not, it is best to travel with another
hiker you know well on the odd chance you run across a jerk.

In retrospect, that may all sound rather horrific. In truth,
those hiking the Pacific Crest Trail rarely run into problems.
Just make sure you keep in mind you are in the wild, not your
local canyon.

First you need to find a list of For Sale By Owner Sites. You do this by going to one of the major search engines. Our two favorites are Yahoo and Google, but any one of them will do. Enter For Sale By Owner (FSBO) as your search words. After you search for FSBOs you will get a bunch of sites to go visit. Visit them, check them out, see how they work, and the ones you like put in a favorites folder entitled FSBOs.


Now that you have a list of FSBO sites you need to get telephone numbers of sellers who have homes you would like to lease purchase in your state. For those of you lucky enough to border another state you can enter a search for that state next.


Remember to set up your yellow legal pad with columns for telephone number, type of property (single family, condo, townhouse), price and notes section. Remember you also need to set up your database with the same information. However, you are going to want your database to have two additional fields for date your called, and action to take.


Go through the FSBOs sites you have collected and take down the appropriate information. Get your telephone script handy and start calling. After you are through with your telephone calls, enter the information in your database. We use Access, but any database will do. In the action to take field I make a note of whether I need to send a letter, email, newsletter, and/or to tickle to call again.


Next, however, you want to have a mail merge program. For example, we use Group Mail (MAKE THIS A LINK) for all on-line correspondence. Group Mail allows me to take my Access files and import them into Group Mail. It also affords me the ability to make my emails very personable by using the individuals name in my letter, the date I called on the property, and depending on the email when I will follow up. In addition the program also allows me to put specific groups (prospects, consults, tenant buyers) into separate groups. I can have a very large Access database that Group Mail (it will import most major databases)  will sort out for me, and give me just who I want to send a specific email to. For all off-line correspondence I use Microsoft Word.


So to continue, after I am done with my calling and have entered all my information in Access. I use Microsoft Word to send out my follow-up letters. Some sellers I just send my thank you for speaking with me, here’s my card letter. Others I want to be more specific with and will send my these are the ways we work with you letter, and so on. For you PFYS students, these letters and emails are in the LP manual.


After I have completed my follow-up correspondence off-line I want to be sure to have this information in my Group Mail program for follow up on line. For example, I have groups set up for the various follow-up emails that I send out based on the off-line letters sent.


So get on the Internet, find some FSBOs, call and send out those all important follow up letters, and be sure to personalize them.
